What does roof coating do?
Concrete roof tiles naturally fade over time — the pigment oxidises and the surface becomes porous. After 15–20 years, a concrete tile roof that was originally terracotta, brown or dark grey will often have faded to a patchy, washed-out appearance even after cleaning.
Roof coating is an elastomeric or acrylic coating applied by spray after the softwash clean. It does two things: it restores the tile colour to a consistent, vibrant finish, and it adds water repellency — reducing water absorption into the porous tile surface and slowing future biological growth.
The result is a roof that looks like new tiles at a fraction of the replacement cost, with an extended service life and reduced maintenance requirements.
Is roof coating right for my property?
Roof coating is appropriate where:
- The tiles are concrete (not clay or slate — coating is not appropriate for those)
- The roof is structurally sound — no cracked, slipped or broken tiles
- The colour has faded noticeably from the original
- You want to extend the roof's life rather than replace it

How long does roof coating last?
A professionally applied elastomeric coating typically lasts 10–15 years before fading or flaking. The product itself carries a 10-year manufacturer guarantee. Combined with our 5-year regrowth protection guarantee on the underlying softwash treatment, you get comprehensive long-term coverage.
Is roof coating safe for concrete tile?
Yes — elastomeric and acrylic coatings are specifically designed for concrete tile. They flex with the tile through seasonal temperature changes, breathe to allow moisture vapour to escape, and do not trap moisture inside the tile. They are not suitable for clay or natural slate.
Can I choose the colour?
Yes. We offer a range of colours including terracotta, brown, grey, anthracite and black. We can also closely match the original tile colour for a restoration rather than a transformation. We provide colour swatches before you commit.
Do I need to be home during the work?
No. We just need access to an outside tap for the softwash stage. The coating is sprayed and requires dry weather — we book on a confirmed dry-weather window and can reschedule at no charge if conditions change.
How does this compare to replacing the tiles?
Full roof replacement costs significantly more than a clean and coat, and involves major disruption — scaffolding, skips and days of work. If the tiles are structurally sound — no cracking, slipping or broken sections — coating is almost always the better value choice.
